We offer flexible lease durations ranging from a minimum of 30 days up to one year, accommodating both short-term and long-term needs.
Insurance Claims:
We accept insurance-compensated displacement claims, ensuring a seamless transition during unforeseen circumstances.
Security and Insurance:
A security deposit of $3,850 is required. Additionally, tenants must obtain a renter's insurance policy for the time frame listed within 14days of the start of moving in.
Application Process:
Interested parties are encouraged to contact the owner directly or complete a Rental Application via Zillow, which includes background checks on criminal history, credit, rental history, and income verification.
Income Requirements:
To ensure a comfortable living experience, we require tenants to have a gross monthly income at least three times the rent. Income from all adults in the household can be combined to meet this requirement. Self-employed individuals and sole proprietors must either prepay three months' rent or provide two months of bank statements showing sufficient cash reserves equaling an average daily balance of at least 4 month's of rent payments. .
Utilities and Maintenance:
For leases shorter than 9 months, tenants are responsible for reimbursing the landlord for utilities, which include:
High-Speed Internet via Google Fiber.
Natural Gas through Texas Gas Service.
Electricity, water, wastewater, and trash/recycling through Austin Energy.
Note: The property's energy efficiency upgrades, such as new windows and solar screens, have already made a large and noticeable impact reducing energy costs, especially in the summer. The highest recorded electric use billed by Austin Energy during 2023's peak summer was less than $150 for the entire month of July while the home was rented and was occupied the entire month. Our previous homes would be $300 or more for electricity. We have the entire HVAC unit services twice a year as part of our owner provided maintenance.
Landscaping Services:
Landlord-provided landscaping and mowing services ensure that the property's grounds are beautifully maintained without any additional cost to you.
Payment Terms:
The full rental deposit is due upon signing the Home Rental Contract. The first month's rent must be paid at least 24 hours before the lease term commences.
